Discover our process for construction of your home extension. We know that starting off on your extension journey can be a daunting process. This is why we outline the entire journey for you, so you know what to expect. Creating a clear line of communication between us on your will mean that you can have a clear vision of the entire home extension process.
Step 1
Initial enquiry
If your thinking of a project, call us for initial enquiry, we will arrange to visit, giving you an estimated cost without plans, if you have plans we will quote for your works.

We can come out arrange a meeting with a time to suite you and answer any questions you may have; we can also survey the access to the premises to see if there are any initial issues and discuss your requirements for what you want out of the build to suite you and your family’s needs.
Step 2
Estimate / Quote
We will supply you with a guide price based on our discussion if no plans have been drawn up, we will give you some idea of cost for your vision to see if it is with in budget, if you wish to progress, we will then supply you with a in depth quote free of charge. If the client has plans drawn up already, we will supply you with a in depth quote based on plans supplied.
Step 3
Contract to Awarding the works
An Architect is consulted for site visit Plans are Drawn up and structural calculations.
After the works have been awarded to us, we contact an architect on your behalf, he will visit to consult with you and your ideas and design every aspect of what you want out of the build, the architect with then consult a structural engineer for steel calculations for that project, this will be a separate invoice from the architect. If you already have plans, please ignore this section, if you have plans but no Steel calculations from a structural engineer, we can arrange this for you with a fee being paid to the engineer.
Step 4
Building Control
Paperwork is completed by us to inform building control when work is commencing, you will receive a quote / acceptance via electronic form and an invoice from building control, after the first visit building control will send invoice for approx. 30% of the agreed quote.
Specialist fees consulting fees
It Is important to contact us as soon as possible to be booked in for the works you wish to carry out with as much notice as possible. We will then arrange another visit to go through things again, answering any other questions or concerns you may have.
Step 5
First visit works start
First day we will clear the site ready for excavation of the land and trench foundations. We will also excavate the trenches required for the type of foundations required for your project, we price for a traditional strip foundation 600w x 800d this is the most popular foundation, but if the ground is bad this may need pile driving with a specialist firm and will incur extra costs which the client is informed straight away before work progresses.
Step 6
Foundations
When foundations are complete, building control are informed of the progress and depending which foundation system is installed they will confirm if it is ready to carry on with works and start the build.
Drainage New or Alterations
Any drainage that is to be relocated or installed is carried out along with the foundations. When completed building control are contacted to inspect the works carried out.
Step 7
Base / Slab / Floor
The slab as we call it in the trade (Floor) will be prepared, this can be of a timber suspended floor or concrete, this is prepared ready for building control to inspect concrete normally comprising of insulation with dpc membrane (Damp Proof Course) and finished with concrete.
Step 8
Main Steels
If any main steels are to be inserted and major walls to be removed which is very common, the steels are put in place ready to be inserted this is crucial, as normally the build of the extension will impede on the installation of these main steels. The main steels are inserted before the build is carried out, We go above and beyond to Keep the premises internally habitable clean and tidy.
Step 9
The Main Build
Once the structure of the extension has been created, we can commence with the main build. Our team will quickly and efficiently build the exterior walls of your new extension as well as begin work on the interior of the structure. All our building work is quality checked and inspected throughout by your assigned project manager.
Step 10
Painting / Decorating
Once we are happy with the contraction of your new extension our team of renovators can begin painting and decorating the structure. From plastering to painting our decorators will ensure your new structure is looking at its best.
Step 11
Installations / Electrical Work
Once you extension is constructed and rigorously checked over, we can begin to complete full installations and electrical work. We will ensure all wiring is completed by a trained and certified electrician. We can also install additional features such as lighting, full kitchens, or anything you outlined you want in your initial consultation.
Step 12
Final Quality Check & Inspection
Once the everything is installed the extension will be completed. We will then undertake a rigorous final inspection ensuring all the work completed is done so to the highest possible standards.
